Welcome to Ghana Land Hub. By accessing and using our land verification and marketplace platform, you agree to be bound by these Terms of Service. Ghana Land Hub provides a platform for land verification, documentation, and marketplace services across Ghana.

2. Definitions

• "Platform" refers to Ghana Land Hub and all its services
• "User" refers to any individual or organization using the Platform
• "Verified Plot" refers to land plots that have passed our verification process
• "Listing" refers to land plots listed for sale on the marketplace
• "Organization" refers to businesses, stool lands, or families selling land

3. User Accounts and Registration

To access certain features of the Platform, you must register for an account:

• You must provide accurate, current, and complete information during registration
• You are responsible for maintaining the confidentiality of your account credentials
• You must notify us immediately of any unauthorized use of your account
• You must be at least 18 years old to register for an account

4. Land Verification Services

Our verification services include:

• Document Review: We review submitted land documents including indentures, site plans, and cadastral plans
• Certificate Issuance: Upon successful verification, we issue digital certificates
• Verification Status: We do not guarantee ownership but verify submitted documentation against available records
• Limitations: Our verification is based on documents provided and does not constitute legal title

5. Marketplace Services

The marketplace connects buyers and sellers of land:

• Listing Requirements: Organizations must complete KYC verification before listing land
• Accuracy: Sellers are responsible for the accuracy of all listing information
• Transactions: Ghana Land Hub facilitates connections but is not a party to transactions
• Due Diligence: Buyers are responsible for conducting their own due diligence
• Disputes: Disputes between buyers and sellers must be resolved between parties

6. Organization Responsibilities

Organizations listing land on the Platform agree to:

• Complete KYC verification with accurate documentation
• Provide truthful and accurate listing information
• Hold valid rights to sell the listed properties
• Respond promptly to buyer inquiries
• Comply with all applicable Ghanaian land and business laws

7. Prohibited Activities

Users are prohibited from:

• Submitting false, fraudulent, or misleading information
• Listing land they do not have rights to sell
• Engaging in land fraud or scams
• Impersonating other users or organizations
• Attempting to circumvent our verification processes
• Using the Platform for any illegal purpose

8. Fees and Payment

Ghana Land Hub reserves the right to charge fees for certain services, including but not limited to: verification services, certificate issuance, and premium listings. Any applicable fees will be clearly disclosed before you commit to the service.

9. Intellectual Property

All content, features, and functionality of the Platform, including but not limited to text, graphics, logos, and software, are owned by Ghana Land Hub and protected by copyright, trademark, and other intellectual property laws. Users retain ownership of content they submit.

10. Limitation of Liability

Ghana Land Hub is provided "as is" without warranties of any kind. We are not liable for:

• Disputes between buyers and sellers
• Inaccuracies in user-submitted information
• Loss of data or business interruption
• Unauthorized access to user accounts
• Any indirect, incidental, or consequential damages

11. Termination

We reserve the right to suspend or terminate your account at any time for violations of these Terms, fraudulent activity, or any reason at our discretion. Users may terminate their accounts by contacting our support team.

12. Governing Law

These Terms are governed by the laws of the Republic of Ghana. Any disputes arising from these Terms or use of the Platform shall be resolved in the courts of Ghana.

13. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting. Your continued use of the Platform after changes constitutes acceptance of the updated Terms.
